What to sort out before your home goes on the market, from paperwork to first impressions, and why homes around Morecambe Bay need a local approach.

Most of what decides how well a home sells happens before it goes on the market. Here’s what we suggest sellers around Bolton-le-Sands, Carnforth, Silverdale and Arnside get in order first.
Get your paperwork together early
When a sale stalls after an offer, it’s usually because a document is missing. Find these now and your solicitor will thank you:
- Your title deeds, or the name of the solicitor who holds them
- Guarantees and certificates for windows, damp-proofing, the boiler and electrical work
- Planning permission and building regulations sign-off for extensions, conversions or loft rooms
- Service charge and ground rent details if the property is leasehold
Stone cottages and converted barns are common round here, and many have been altered over the years. If work was done without sign-off, it’s far better to find out now than when a buyer’s solicitor asks.
Think about who will buy it
Buyers here want different things. A family moving out of Lancaster may want space and an easy school run. Someone relocating from further away may want walks from the door and a view of the bay. A downsizer may want everything on one level and the village shop within reach. Knowing your likely buyer shapes the price, the photographs and the words in the advert.
It’s one of the first things we talk through at a valuation. Here’s what an in-person valuation covers.
Fix the small things
Buyers notice dripping taps, blown bulbs, sticking doors and tired paintwork, and they quietly add up the cost, usually at a higher figure than the real one. A weekend of small repairs is one of the cheapest ways to protect your price.
Clear the surfaces, open the curtains and let rooms breathe. If you have a garden or a view, make sure the photographs can show it: cut the grass, wash the windows, tidy the paths.
Price it right from day one
Interest is highest in the first few weeks on the market. Pricing high “to leave room for negotiation” often means a home sits unsold, gets reduced, and attracts buyers wondering what’s wrong with it. An accurate asking price, backed by evidence, is the best protection for your final figure.
