Choosing an estate agent in North Lancashire: 8 questions to ask
Fees, contracts, viewings and who you’ll actually speak to. The questions worth asking every agent before you sign.

Most sellers invite two or three agents round before deciding. Asking each of them the same questions makes them much easier to compare. Here are the eight we’d ask, and how we answer them.
1. What’s the fee, including VAT?
Some agents quote a percentage before VAT, which adds a fifth to the bill. Ask for the figure you’ll actually pay. Ours is 1% of the final selling price, with no VAT added.
2. When is it paid, and is anything charged upfront?
Check whether you pay anything if the house doesn’t sell, and whether photography, floorplans, the EPC and the board cost extra. Our fee is payable only on completion, and all of those are included.
3. How long is the contract?
Read the agency agreement before you sign: how long you’re tied in, the notice period, and what happens if you switch agents. A good agent will happily walk you through theirs.
4. How did you arrive at that price?
A valuation should come with evidence: recent comparable sales, what else is on the market and an honest view of demand. Be wary of the highest figure if nothing backs it up. It can mean months on the market and price reductions later.
5. Who does the viewings?
Some agents leave viewings to you. We carry out unlimited accompanied viewings and give you feedback after each one.
6. Where will my home be advertised?
Ask which property websites they use and how they’ll reach buyers who aren’t searching yet. We list on Rightmove and OnTheMarket as well as our own website, and run a targeted social media campaign for every home.
7. What happens after an offer?
The weeks between offer and completion are when sales fall through. Ask how the agent manages the chain and keeps you updated. Our sellers can track progress live in the Street app, and we stay in touch with solicitors and the rest of the chain right through to completion.
8. Who will I deal with day to day?
At bigger agencies you may speak to someone different at each stage. Ask who your contact will be. Coast N Country is a small, local team based at 34A Main Road, Bolton-le-Sands. Meet the team.
