Selling a home in Silverdale: a guide for owners
Woodland, limestone and the bay on one side, Leighton Moss on the other. How to market a Silverdale home to the buyers who are searching for one.
Silverdale is one of the most sought-after villages on Morecambe Bay. It sits within the Arnside & Silverdale National Landscape, with woodland, limestone pavement and the shore on its doorstep, and RSPB Leighton Moss on the edge of the village.
Who buys in Silverdale
Many buyers come from outside the area, often from cities, looking for a quieter life with walks from the front door. Others are local people moving within the village or downsizing. Many have been looking for a while and know exactly what they want, so the details in your advert matter.
Sell the setting, not just the house
- Views: if you can see the bay, the woods or the hills, make sure the photographs show it
- Walks: how far it is on foot to the shore, Eaves Wood or Leighton Moss
- The station: Silverdale has its own, on the line between Lancaster and Barrow
- Garden and outside space, which matter more here than almost anywhere
- Village life: the shop, the pubs and community events
Planning and alterations
Because Silverdale is in a National Landscape, planning rules for extensions and new buildings are stricter than in many places. If you’ve extended or converted part of your home, have the planning permission and building regulations sign-off ready. If something was done without them, talk to us early so it doesn’t slow the sale later.
Older and character homes
Many Silverdale homes are older, built of stone, and some are on large or unusual plots. Few sell each year and no two are alike, so close comparisons are scarce. That’s exactly where an in-person valuation earns its keep.
Silverdale is one of the villages we know best, and it’s only a few minutes from our office in Bolton-le-Sands. Book a free valuation, or read our general guide to selling around the bay.
